Replacing a garage door looks like a simple job from the outside. You measure the opening, pick a door, get it fitted. Then you start actually looking at what’s available and realise there are more decisions involved than that. Different types of garage doors suit different properties in ways that aren’t obvious until someone explains them. Up and over doors need driveway clearance that a lot of homes don’t have. Sectional doors need ceiling clearance that some garages can’t give them. Roller doors look right on some properties and slightly off on others. Getting it wrong isn’t catastrophic, but you’ll be looking at the result every day for the next twenty years. Worth getting it right.
Up and Over
This is the garage door that everyone starts with, a simple panel that moves outwards from the bottom, and swings up, the simplest to use garage door and definitely the cheapest option when it comes to installing and maintaining it, the most suitable option in most situations.
The catch is the clearance. Before the door can travel upward it swings outward, which means you need free space in front of the garage to complete the arc. Short driveway, parking close to the door, driveway sloping upward toward the garage: any of these make an up and over a problem. On a longer drive with room to manoeuvre it’s fine. On a tight modern property it often isn’t.
Sectional
The most popular of the different types of garage doors on replacement jobs, and usually the right call. Horizontal panels connected by hinges, opening by travelling vertically and then back along ceiling tracks. No outward swing. No driveway clearance needed at all.
Insulation is where sectional doors pull away from the competition. Insulation is where sectional doors pull away from everything else. A foam-filled core sandwiched between two steel skins, sealing well at the frame, holds heat in a way that a standard up and over simply can’t match. For a garage that’s just a place to leave the car, that’s a bonus.
The thing to check before committing is headroom. The horizontal track that carries the door back along the ceiling needs clearance above the opening, typically somewhere between 150mm and 300mm depending on the specific system. It sounds like a detail but it catches people out regularly. A garage with a low ceiling, exposed beams, or storage and lighting fixed near the lintel may not have the space without modifications. Roller
Steel slats that coil up into a compact drum box sitting within the top of the opening. No ceiling track, nothing intruding on the garage interior, no mechanism to work around.
Among the different types of garage doors, rollers are the most space-efficient. The drum is compact, everything stays within the frame, and the look is clean and minimal. On a contemporary property with a straightforward front elevation, a roller sits naturally. On a period property where panels and visual texture matter, a sectional tends to look more at home.
Insulation in roller format exists but doesn’t match a well-built sectional. Fine for most purposes. Not the first choice if the garage needs to hold heat.
Side-Hinged
Opens like a pair of traditional doors, hinged at the sides, swinging outward. Popular on older and period properties where the visual fit matters more than the mechanism.
Practically the simplest of all the different types of garage doors. No springs, no track, no motor required. Open one side independently, which is useful for workshop access. Easier to repair over time than any other format.
Downsides: needs clearance in front to open, same as up and over. Harder to automate well. Less thermally efficient than a properly insulated sectional.
Materials
Once you’ve settled on a format, material is the next decision and it’s worth taking seriously.
Steel is what most doors are made from and for good reason. It handles the weather, needs minimal attention, takes an insulated core well, and can be powder coated in almost any colour. If you don’t have a strong preference otherwise, steel is usually the right default.
GRP is for people who want the look of timber without the work. Glass reinforced plastic holds its finish well, doesn’t rot or warp, and a quality GRP door is genuinely hard to tell apart from real wood unless you’re standing very close. For a period property where timber-effect matters but you don’t want to repaint every few years, it’s the sensible middle ground.
Timber is the real thing. If you’re standing next to it, nothing replicates the texture and weight of a proper timber garage door. It ages well in the right conditions. The honest trade-off is maintenance: it needs painting or sealing on a regular cycle, and neglecting that leads to problems. For a property where the door is part of the character of the building and someone is prepared to look after it, timber is still a legitimate choice.
Aluminium tends to sit at the premium end of the price range. Lightweight, corrosion-resistant, often used on more contemporary designs where the look of the material is doing a lot of the work.
Which One?
Short driveway: up and over is off the table. Low ceiling: check sectional clearance before committing. Want minimal and modern: roller. Period property, visual fit matters: side-hinged or panelled sectional in GRP or timber. Insulation a priority: sectional.
